Vernon's Housing Action Plan

In 2022, the City of Vernon released its Housing Action Plan focusing on the need for attainable and affordable housing in its community to assist with the rapidly increasing number of residents who have been priced out of the housing market.

As per the City of Vernon, attainable housing is targeted to low to average income households who have been priced out of the market or are struggling with higher rents. Attainable housing may be rental market housing, homes with smaller footprints, or homes on smaller lots for purchase. It is typically market housing.​
That has all changed.
​According to houseful.ca, in March of 2024 the average price of a single-family home in Vernon was over $700,000. To qualify for this, you need to earn more than $150,000 annually, plus have $100,000 saved as your down payment.

Given that Vernon’s median household income is $73,500 … affording a new home in Vernon has become incredibly challenging. Young people stare at our broken housing market and think they have no hope of ever owning their own home.
It is time for change, and Kerkhoff has been working to unravel the housing issues. The company’s focus is on ways to offer single-family home ownership opportunities and to provide attainable homes for the people of Vernon.

In 2013, the Official Community Plan (OCP) was adopted in accordance with the North Okanagan Regional Growth Strategy to guide land use within the city of Vernon. "To help shape how Vernon grows" the City is currently reviewing and updating the OCP and Transportation Plan and have completed a series of public engagement sessions. Vernon City Council has identified housing diversity and economic development as priorities in its Council Strategic Plan. With our proposal for 580 Commonage, we’re seeking the city’s support in principle amending the OCP that identified the property as Rural/Agricultural.
The proposed development will deliver a vibrant new community in conjunction with Vernon’s Housing Needs and Action Plan. It will help Vernon achieve their housing goals of providing attainable homes, whilst preserving 650 acres as park and natural open spaces.
